Neighborhood Guide: Ashland Park and Chevy Chase

Arguably some of the most coveted historical neighborhoods in Lexington, Ashland Park + Chevy Chase are synonymous with those old school, small-town vibes. People are often seen walking around the neighborhood or taking a leisurely bike ride to a local shop. Fun fact: Ashland Park was recently named the No. 7 neighborhood with the most luxurious landscape in the US.

Can’t miss

You can’t visit the area without taking a stroll through the picturesque streets of Ashland Park. Take a break from your walk to grab lunch at the Ginkgo Tree Cafe located at the park. If you’re there in the fall when the restaurant is closed, the actual ginkgo trees on Catalpa Road will more than make up for it. Plus, the smell might deter the hunger pangs.

For a more lively atmosphere, venture to the main strip — Euclid Avenue — to sip on a White Russian at Charlie Brown’s or brave the stage for karaoke at LEX’s oldest dive bar, Chevy Chase Inn. A quick bike ride to Romany Road will take you to other classic neighborhood spots like A.P. Suggins, The Tulip Bistro & Bar, and Wheeler Pharmacy — famous for their malts + milkshakes.

Eat + Drink

There’s no shortage of flavorful local stops from our neighbors in the 40502.

  • Town Branch Commons, the connector path between the Legacy + Town Branch Trails, has earned its third national award. The multiuse trail was given a National Recognition Award from American Council of Engineering Companies, honoring its excellence in its functionality, accessibility, and innovation.

Zone changes potentially coming to Lexington

Did you know that ~42% of all land inside the city’s urban service boundary is currently zoned for homes? However, according to the Lexington Herald-Leader, city planners have said that the rising cost of land has deterred the production of single-family homes.

In an effort to help bridge the gap, the Lexington-Fayette Urban County Council voted to move forward with the Urban Growth Management zoning text amendment. Changes are proposed for both business + residential zones, with a goal of allowing for different types of housing in more areas including:
  • B-3 zones, aka Highway Service Business, which are intended for retail + commercial use, could see the addition of multi-family developments, such as apartments
  • R-2 zones, aka Mixed Low Density Residential, which are intended for compact housing types like duplexes + patio homes, but could see the expansion of more housing types
The council could potentially take a final vote at its meeting on Thursday, June 27.
