Hot Homes: The Vine, a new condo-hotel concept coming to downtown Lexington

A unique housing concept is coming to downtown Lexington that will allow homeowners to rent their space like a hotel. Say hello to The Vine.
The where
Located at 106 W. Vine St., the building is situated directly across from Jeff Ruby’s Steakhouse, next to Ethereal Public House. Up until its recent $5.1 million sale, the space has been used commercially, home to various law firms and wealth management companies. Jeremy Delk, the owner and developer of the building, said he expects the project to be worth ~$40 million upon completion.

The what
The Vine will feature six floors and 36 units, with floor plans ranging from:
The smallest: One bedroom, one bathroom, 727 sqft.
The largest: Two bedrooms, two bathrooms, 1,412 sqft.
The first phase of condos will be available for move-in June of 2024 and will consist of 12 units — three on the third and fourth floors + six on the fifth floor. These units will range in price from $495,000 to $795,000.
Condos at The Vine will be available for purchase only, but owners will be able to rent out their condo like a hotel suite. “They do this in larger cities, but this is new to Lexington, and definitely is a very cool concept,” said Paula Elder, the representing real estate agent with The Brokerage.
Delk, who lives in Nicholasville, added that this concept is common practice for Ritz-Carlton and Four Seasons Hotels, which operate as condo-hotels.
The amenities
In addition to turnkey management, the building will feature a semi-private club called The Vine Club. While the elevated experience is included in residents’ HOA fees, the community is invited to join for ~$1,200 per year — giving you preferred reservation access to the rooftop pool + restaurant.

LEX get fit. MADabolic, a strength-driven interval training concept, will open its first Lexington location at 1026 Manchester St. The fitness franchise will take over the building currently home to Dogtown Daycare & Boarding. We’ll keep you posted on an exact opening date.
Traffic
The intersection of Centre Parkway + Greentree Road will be closed for the next several months as crews continue work on replacing and upsizing sanitary sewer pipes in the area. The construction will continue moving along Greentree towards Gainesway Drive. Follow this detour.
Development
The North Lexington YMCA will debut 10 outdoor pickleball courts beginning early next month, adding to the 12 indoor courts already within the YMCA system. This addition was made possible thanks to a $200,000 donation. (Lexington Herald-Leader)

Thanks to Tuk Tuk Snack Shop, we’re finally getting a holiday pop-up bar — Miracle on Malabu. Chef Sam Fore announced the restaurant will be closed on Mondays in November + December as it prepares to host the national concept, Miracle Pop-Ups.
The Word
Fund Balance. This refers to money left over from an annual budget based on what was projected + what was actually spent. Lexington’s Budget Committee of the Whole will hold a special meeting today to discuss the city’s $55.9 million fund balance from last fiscal year. (CivicLex)
