Hot Homes: The Vine, a new condo-hotel concept coming to downtown Lexington

Affordable luxury downtown living will be coming to downtown Lexington when a former commercial office building is transformed into The Vine.

A unique housing concept is coming to downtown Lexington that will allow homeowners to rent their space like a hotel. Say hello to The Vine.

The where

Located at 106 W. Vine St., the building is situated directly across from Jeff Ruby’s Steakhouse, next to Ethereal Public House. Up until its recent $5.1 million sale, the space has been used commercially, home to various law firms and wealth management companies. Jeremy Delk, the owner and developer of the building, said he expects the project to be worth ~$40 million upon completion.

The what

The Vine will feature six floors and 36 units, with floor plans ranging from/including:

  • The smallest: One bedroom, one bathroom, 727 sqft.
  • The largest: Two bedrooms, two bathrooms, 1,412 sqft.

The first phase of condos will be available for move-in June of 2024 and will consist of 12 units — three on the third and fourth floors + six on fifth floor. These units will range in price from $495,000 to $795,000.

Condos at The Vine will be available for purchase only, but owners will be able to rent out their condo like a hotel suite. “They do this in larger cities, but this is new to Lexington, and definitely is a very cool concept,” said Paula Elder, the representing real estate agent with The Brokerage.

Delk, who lives in Nicholasville, added that this concept is common practice for Ritz-Carlton and Four Seasons Hotels, which operate as condo-hotels.

The amenities

In addition to turnkey management, the building will feature a semi-private club called The Vine Club. While the elevated experience is included in residents’ HOA fees, the community is invited to join for ~$1,200 per year — giving you preferred reservation access to the rooftop pool + restaurant.
