The Railyard: bringing mixed-use space to Delaware Avenue

The former industrial site will become a center of housing, retail, and employment known as The Railyard.

The Lexington Planning Commission unanimously approved The Railyard, a $6 million mixed-use project at 1000 Delaware Ave., aimed at revitalizing a long vacant industrial site.

Developed by local builder Will Hanrahan, the project will feature:

  • Rental Units — 20 market-rate, 12 income-restricted for households earning less than 80% Area Median Income
  • Commercial Space — Two 1,500-sqft street level commercial spaces
  • Employment Opportunities — 50 temporary construction jobs and 20 permanent positions

The Lexington Office of Affordable Housing is reviewing a request for funding support, as this development attempts to address LEX’s growing need for middle-income housing.

Hanrahan emphasized the desire to preserve the site’s industrial character while fostering community engagement, with potential for an outdoor common area. Groundbreaking is slated for summer 2025, with completion expected in 12 months.
